Our family business does flooring, cabinets and paint so we have pretty accurate numbers down.

For cabinets you can spend a fortune or you can get pretty inexpensive at Lowe's.

Did a walk through today and it needs new bathrooms, kitchen cabinets and appliances, Windows, paint, and landscaping.

Any good referrals for Kitchen Cabinet Guys in Atlanta metro area that can turn them around within 7 days?

What was done:Painted inside and outPainted roofReplaced flooring with new laminate, tile in baths and carpet in rooms.Replaced the tub, vanity and lighting in the master bath and tiled the shower and floors.Replaced the vanity and lighting in the guest bath and tiled the floorsPainted and repaired cabinets and installed granite counters and subway tile backsplash.Moved master closet door from the inside of the room to the bathroomRemoved original closet door in hallway and moved it to the master bedroom so that the master had a "his and hers" closet.One of the smaller rooms had a cubby hole next to the closet so you could fit a small desk and chair.

A complete remodel of this house with new floors new kitchen cabinets and new bathroom fixtures and cabinet and floors would be about $18,000.

Unfortunately, I only have 16 inches of space between the counter top and the bottom of the upper cabinets. 

Other contractors that attend meetings and a ton of vendors at most monthly MAREI meetings that have their own list of referrable contractors - but most of these Vendors are not on BP, so you can't get any input from there here.For example - we have 7 different hard money lenders with a huge list of vendors they refer, 2 Title companies, a Cabinet Flooring Guy, 3 Property Managers, several wholesalers, and some companies that specialize in water and other damaged homes.Hope to see you at a future MAREI meeting.

Other than the repairs in my OP, it needs replacements for kitchen cabinets, laminate countertops, sinks & the plumbing that comes with them, and drywall/plaster.

You could even use the oven for storage (not joking) if cabinet space is at a premium.Knute
