Which is why they're still vacant lots - until the logistics change, or are taken on by either of these two groups: ignorant wannabe moguls (soon to be bankrupt), or, rich couldn't-care-less show offs!

@Marcel PeanOne thing to be careful of is that the comps are actually comparable. 

I self manage several homes and the program hasn't been too bad but I don't care for it. 

Roof, furnace, and A/C are all in good condition and reported to be functional.

May not work, but always worth asking them to get it taken care of, some liability issue potential there. 

First of all, do not rent to tenants who don't take care of your property (bad "hygiene hobbits") and allow an environment/condition in which pests would take over.  

B and C-class properties are a bit intimidating, but I've been looking into techniques/tips for tenant screening, which should hopefully alleviate the worst of any potential issues.

If he gets it done by the end of the month, we return his full deposit and we'll take care of whatever junk he doesn't want.
