Otherwise you are going to end up with a bathroom that looks and feels cheap, and that won't help you get your asking price.The midpoint would be to demo the tub and tile and put in a prefab fiberglass tub/shower enclosure.

Considerations I've found so far include: various layers of outdated insulation (mid-80's fiberglass stuff laid over old vermiculite), 1x2's nailed together to create 2x4's (but still relatively sound structure for the age), asbestos siding (needs a powerwashing and I've found it's totally OK, until it's time to rip it off or demoed), 1" galvanized metal water main is very old, electrical wiring that is visible is a hodge podge mess, there's an old gas pump on the site (not sure if tanks are still buried), real bad mold in bathroom, at least 3 layers to the foundation (that looks solid still), ugly old wallpaper, cigarette smoke smell, kitchen is a complete gut and remodel, nearly the whole home is.

This year he had to fix some leaks.I would definitely consult our repair guy as to brands that can be easily maintained and that parts are readily available.I see where Sam's club has plenty to pick from at a good price, but not sure if these would be a recommended brand.I'm sure when it goes it will be an emergency to get a new one quick during the peak season.Seems like as long as the fiberglass doesn't crack that parts could, in theory, be replaced just like a car.

I think it's okay to not have a deluxe backyard, see what the market is demanding.We didn't want to or have the funds to do a full renovation, Here are some things we did when we got our primary ready to rent:-Tore out fiberglass tub and surround in master bedroom-Had new tub and tile surround put in (felt nicer for primary bedroom suite)-New toilets and all new faucets-Hired guy to resurface all kitchen and bathroom countertops-Took down popcorn ceiling and had resurfaced/ painted-Neutral paint and trim throughout (had different colors all over prior)-changed out washer hook-up valves to prevent issues Things I wish we would've taken care of:-regular yard maintenance hired out and baked into rent-LVP flooring throughout (kept mix of tile and carpet)Just did final walkthrough and got keys this morning for tenant moving out.

In terms of best bang for your buck when it comes to energy consumption for heating or cooling, it won't get any cheaper than fiberglass insulation.

I'm going to guess that this is some sort of "plastic" tub material, for example acrylic or fiberglass.
