If the press for financials, simply say, "It was a good deal or I'm really happy with the results." 

I bet if you were to set up an account put $250/mo in it for that stuff, you would be hard pressed to spend that much over the long term.

Jewel-colored crisply ironed shirt plus contrasting tie, crisply-pressed slacks, shined shoes look good, and don't cost that much. 

It's a tough call overall, but one thing we know for certain - the printing press is going to stop at some point, and nonpayments of rents and mortgages are not going to last forever. 

Those properties do cashflow well, I have several like those.Riverside drive is still dicey, I'd be hard pressed to call it any better than a low/mid C in the best areas, D in others.The biggest factor you'll need to get right is having a great PM.
