You need to make sure you have ample drive by traffic and that the market can absorb the units and how long it will take.

Owner's absorb the cost of water/sewer. 

Becoming involved like this is really giving me some confidence and an overflow of information that I'm doing my best to absorb.

From my experience, most people here renting out a single family home have a significant amount of equity and/or purchased years ago, meaning their monthly expenses are low enough, that they could (although they wouldn't want to) absorb this tax increase.  

I am a new member to BP and literally can't absorb all this information fast enough!
