Just as "good" tenants are worth their weight...bad ones aren't worth their rent. 

@Martin Thomas if their income is right on the borderline of what you normally accept, then I would more heavily weight their credit.

Are management companies worth their weight in gold or is this something many of us should and could do ourselves?

People are crazed addicts for a single metric weight. 

I lived in Toronto for a couple of years, and the real estate there is quite funky.Making the trip and meeting people in person will be worth its weight in gold...GREAT CALL on that.We work solely in Chicago as a general contractor...for now. 

And a sliding 7.5” dual bevel mitre saw will get you through 90% of the same thing a 10” will do for less than half the cost and 10lbs less carrying weight.

So how do you score and weight the categories to ultimately reach the score?
