Keep in mind there are a lot of note buyers that ONLY troll public records for private seller carry backs and that is where the big yields come from.. they dont come from tapes and competition with other investors or small funds all looking to buy the same assets. 

I need the accountability from someone who's already been there, done that. just pick up used books from guru's  every guru you can think of buy them for nothing on E bay.. plow through those .for motivation pick up some old Zig Ziegler tapes or Jim Rohn or  Tony Robbins..

Show up with a tape measure and a camera, pretend like they are doing something scientific, pontificating unscientific opinions, charging ridiculous fees for said opinions, then going home with no accountability for the disasters that stems from those opinions.

Panels can be lifted up by hand, the ridge caps aren't actually ridge caps but someone bent metal pieces to DIY a ridge cap, the roof isn't vented, and no underlayment between the asphalt shingles and metal roof. 

I determine when and if the tape breaks.
