As a DC landlord and property owner, I have grown tired of the constant burden of red tape in the district which unfairly benefits those who know how to play the system.I had the thought of joining up with other owners to see if we can form a group to petition the district to make the judgement and eviction process fair for us.Anyone interested??

Since you have ran into this issue, other than the aforementioned AFFH rule that was just rescinded, could you point me to some reference materials that show the process and all the red tape that is supposedly involved? 

REgular HO policy should be 1600 to 1800 for a asphalt shingled, new build 2500 to 2000 squarefoot home.

Some other costs were like exterior building paint, asphalt etc. which we could have skipped but exterior is what prospective tenants see first, so it become essential to take care of it to bump up the rents...

I just can't imagine what they were there for (no, not a dart board) Just went over the walls with a tape knife and joint compound.

From what I've seen, many people don't seem to want to take a chance there because of the POS violations and so much red tape.

If it were me I would tape the notice to enter across the door jamb so you can see if the unit has been entered.
