I'm not particularly interested in a commerical loan at this time.

Your in the club espeically MF.. if you get teh license and can work for a commerical brokerage you are going to get looks at deals WAAAAY before most of the public.. heres how it goes in commerical brokerage.. first the agent trys to sell to his clients.

I think the first thing to do is explore commerical real estate vs residential.

And I am talking about owner occ conventional loans not commerical or PML or HML for those those of us that do it and take the associated risks we earn every penny LOL

Most people want bigger or smaller due to commerical financing 

My biggest advice is to start investing where you have a good network of people you know like and trust...this especially holds true if you will be investing out of state.While it's not impossible to go straight to the commerical I personally found it easier to start in the residential world and then make my way over to commerical multi-family. 

Please excuse my first post without doing a member intro.  I currently lease space in a retail strip center.  I lease 21% of the building.  The owner wants to sell.  Owner wants  around $5M for the buiulding.  Waiting...

I am not very educated in the commerical loan world.

Unless your doing some multi million dollar commerical deal were up front due diligence money is common but so is totally vetting the lender.

For those who have raised money from investors and purchased a CRE property, could you give me some basic details from your experience?Type of property?How did you get investors to invest with you?What ROI did you say...
