I will raise some tenants rents slowly and I’m not selling now but I want the property to be the most expensive I can when I do sell. 

I say this even though I am not nearly as optimistic about the local RE market as I was for years.  

When I started off, I didn't have much cash, but I had a good W2 job and solid credit. 

I am looking at properties in NC, SC, GA, and FL.

What should I do?

A lot of it comes down to a disconnect between what a property is worth and what a seller believes it’s worth.Right now there’s a lot of uncertainty in the market, we see it in the bond market, the job market, and overall consumer sentiment.

Hi @Xavier S Lopez I see this situations frequently in New Jersey.

I have regular insurance on all of them and I have 2 separate LLCS. 

@Dan Gandee This is the best advice on flipping I have ever seen posted here .

For me, since i know how to do it, I let them give me the list and send my own people in.
