Oil’s sharp drop—on hopes for a Ukraine peace deal—added momentum to the bond rally.September retail sales and PPI, delayed by the recent shutdown, landed close to expectations.

We believe the beautiful lands that we walk currently require some stewardship.

For residential rentals, the IRS lets you depreciate the building (not land) over 27.5 years.

Hold until they get into the 3-5 year range or once they they hit into the 750-850 home built and either build and hold or even sell the lot or land for a big profit.  

Also the land that's ripe for higher end construction is more scarce and more accessible to those with long standing industry relationships and track records. 

The study doesn’t include the land cost.  

It is the cost to pay people to pull the debris of the land and rebuild the structure in like kind and quality.

Closing mid-month removes that variable; if rent still hasn’t been paid and the seller wants you to go collect it, you have firmer ground—payment should have been made much earlier in the month.Of course, in a competitive market you won’t always land your ideal date.
