I have heard from quite a few investors in Vintage Horizon West, Winter Garden, Florida.

Although I find competition for what I call investment grade parks is quite keen.. so returns are more in the MF space.. when you venture out east from the west coast or look at low end parks returns are higher but management is quite intense.. as our dealing with some pretty scruffy tenant base.

New client to me that I met on BP Washington DC area 30 to 60 minutes West of Dulles airport.  3 projects.. 

Dayton’s west and north sides still have strong cash-flow plays, while Springboro and Centerville lean more appreciation-focused.

This is in a ditch that crosses in the middle of the propertyfrom West to East.

@Nhi Ly   If you are looking for student rentals, something to keep in mind is that you want to be North of E 11th and west of North Fourth st, and south of E Blake to appeal to the student housing crowd

These are concentrated in high-inventory growth areas like Horizon West, Lake Nona, and Minneola.

I am most familiar with SFR/Small Multifamily investments in the Midwest (Cleveland, St.Louis, Birmingham) and the West Coast (where I currently am).

I am researching the mid west for locations that fit my buy box.
