We only require a cleaning on move-out but we give our clients the option to require mid-stay cleans since that would be an additional expense for them.

I think basements as additional living space - assuming the basement is finished nicely, has egress, is free of radon, and is professionally waterproofed - are great ideas.However, we've had low success rates leasing even semi-below-grade apartments.

Truth is that when I seek a rental of less than 30 days I expect to pay the highest rate; 30 days I’m expecting a SIGNIFICANT discount; 90 days an additional discount; 6 months a rate closer to a 12 month furnished rental lease with a small upcharge.
