The suburbs—like those in Hendricks and Hamilton counties—are considered solid A-class areas, but rental rates haven’t appreciated much in those markets.For instance, there’s currently only one property in all of Hendricks County listed under $200K on the MLS—a 2 bed, 1 bath in Clayton listed at $190K, with a projected rent of around $1,100 to $1,300/month.In contrast, Marion County (Indianapolis proper) offers much more inventory of turnkey properties in the $100K–$200K range.
