Artificial Inflation of commodities is often caused by the devaluation of the currency used for the exchange.

We have proven ourselves to be too politically unstable to be the world’s reserve currency, which means higher interest rates and loss of economic power.

It's a primarily a utility asset, and secondarily a store of value against currency. 

That is why I have been investing in the US, even with the unfavourable currency exchange,I have no plan to buy real estate in Alberta.
