An NMLS license isn't necessary generally to do fix and flip loans but it's helpful to work with someone who is knowledgeable, has integrity, takes the work seriously and is experienced in mortgages.

Hi @Suhaib Rehman, you might look into leasing it to a small group home operator, nonprofit, or care-related organization, they often sign multi-year leases, handle upkeep, and pay slightly above-market rents for stable housing.

Waco is a awesome starting point as it has high rental demand, and you will be set for long-term success by expanding into Dallas as you get experienced.
