I'm mainly trying to figure out what my process needs to to have a credible deterrent.

Im sure a portion provide actual, tangible value, but a large portion are predatory scams that peddle hope and get rich quick promises via social media.

Having friends as tenants is a fine line to toe; don't screw over your friends, it's not worth the cash. 

The one bank left kept a 1 mil line of credit for me ( down from 15 mil) had me  on a 90 day extensions for 4 years and allowed to to earn back in.

Baltimore is going through one of the biggest appraisal scams on record. 

In September 2021, when things were opening back up again, I was ordered by the Court to to "show cause" why the case shouldn't be dismissed out of hand. 

@Isaam Brown If you don't want to house hack, I save up some more funds and buy a rental with 25% down and self-manage it if you are able to to get down the basics, then on the second one you can branch out of your comfort zone and do more of a BRRRR deal

To the people that say it is a scam, you obviously are looking for a get rich quick scheme.

I think the new scam must be sharing an ID.
