Hi everyone,I had a situation today that I’d love your input on as fellow hosts.A guest who had a confirmed reservation reached out on the same day as check-in to ask if they could change the dates to after thanksgiving.While I always aim to be flexible when possible, this request came after today’s booking was already locked in, and allowing the change would mean I lose that night’s income with very little chance of rebooking last-minute.To be clear — the guest is not asking to cancel (initially wanted to cancel but now ...), just to move the entire reservation to new dates, which Airbnb typically treats as a modification.

You've listed two strategies for starting a new business (arbitrage, laundromat) and one strategy for acquiring your first asset (house hacking).While they can all generate income, be careful not to accidentally buy yourself a 100-hour/week job (I'm only exaggerating a little) when your stated goal is to invest in multifamily.

@Clarence Henry benson also even if you get your license you can't operate as an LLC with that until you are a licensed broker which is 3 years and 15 deals...OR you can hire a broker for your LLC if you want to own a brokerage..... i have owned franchises and also independent so feel free to reach out about that also...
