I'm guessing the way to achieve purchase and improvement would be to use some to acquire the land and then get hit with tax boot(?)

What really matters is whether the property can truly achieve the rents you’re expecting and whether the fundamentals (location, condition, tenant pool) support your long-term goals.

I’m motivated, eager, and willing to put in the work to make this happen.Since I’m new to real estate and working with limited funds, I believe wholesaling and bird-dogging are my best options to get my foot in the door.

Also, if anyone has sold this way, what would be the motivation to sell this way instead of taking profits of properties overtime in full in a bundle or just selling the portfolio outright? 

The key is how you stand out from all the other listings to achieve higher ADRs and occupancy, making the numbers work.
