Do three things: automate one extra principal payment each month or switch to biweekly so you make roughly one extra payment a year; throw all windfalls and any annual escrow or tax refunds as principal‑only curtailments; and shop a refinance only if the rate drop and costs lower your break‑even in a timeframe you’ll keep the loan.

If you do buy all cash, keep rehab light, build a CapEx reserve, and have a clear exit or refi plan; if the deal only pencils with perfect rent and zero surprises, keep shopping.

If they are the only ones complaining it is one thing but if other adjacent neighbors complain too then it is this house and you could all lean on the HOA.A bad neighbor can be everything.

Understand your lender fees as much as possible as well; know how many points you are paying and shop that rate!
