Tools like Doola or Otto AI make setup easy (2-3 day turnaround) since they handle the EIN, registered agent, and filings...so you can focus on property.After that, here’s what I’ve learned (some points made already in previous comments):Local banks: great relationships and flexibility, but slow tech and lots of manual steps.National banks: fast automation and solid integrations, but less personal support.The best move for most small landlords is to use a national bank for ops and keep a few local bank relationships for lending when you need it.

Personally my tech stack looks like this:Docusign - signing leases (technically rentredi can do this I think, I'm just too lazy to change)Rentredi - applications for properties, tenant payment platform, maintenance request trackingBaselane - Banking (you may not need this yet with only one property but SO great to have multiple accounts for multiple props)Notion - SOP docs, how to's, general instructions in databases and pagesTango - use to record step by step instructions of specific tasks and link in Notion pages where necessaryI also self manage, and most of my communication is with tenants, handyman, and occasionally banks, so I don't have a great rec for how to most effectively communicate with a PM, however if you have a project database set up in Notion it should be easy to create the steps you want and track how you like

Just scroll to the bottom of your listing link and you can see 4 places that are quite a bit nicer for under $1500.You are offering small 900sqft with an original kitchen, only ONE bathroom that is dated and has no counter space, an interior that is a mix of finishes and colors, tile ceiling, super basic light fixtures, no garage and a totally overgrown yard - all of that screams total neglect.
