With the allowable rent increases due to the rent control, do you see (or have you seen) a trend developing where rather than allowing the market/individual landlord to determine rent increase rates, landlord's will automatically go for the maximum (7% you stated) to ensure they're capturing as much growth as possible, basically creating a 'market' that increases by 7% no matter what?

However, if the buyer comes along without an agent, then under some flat fee listing agreements, the seller pays 0 commission (this is how we set up our flat fee listing agreement).What this means for you, as the buyer, is that if you are working with a seller who has a flat fee MLS listing, you can potentially capture some of the money the seller would save since you do not have an agent.

Between those people and the MLS, I'd begin looking for value add properties where you can purchase at a deep discount with hard money or private funds, improve it, capture more equity and have less out of pocket.
