Brandon, I didn't see Jon suggest at all that you should do turnkey deals, in fact, you'll do better staying away from them.You certainly don't want a note from a turnkey sale, the transactions are usually overpriced which means the note would not reflect a good value to rely on as collateral.You need a good understanding of RE before you get into thinking about notes, need to be able to fly a single engine fixed wing aircraft before flying a 747. :)
