We really care about green apartment living, and try to attract green-minded tenants with good insulation, energy star mechanicals, solar panels, and a tilled garden bed ($30 well spent!). 

It will make you look like a Star and listing agents will love you and your buyers.

I've had a few "all-star" tenants over the years.My best tenant was an older black man who had been taken advantage of for many years by dirt bag landlords who would rip him off and overcharge for petty things.

Then clearly you are not up to date on which YouTube influencer made a shockingly outrageous comment about the shoes an Instagram influencer was wearing at the recent release party for an unknown "rap star's" new album. 

(And VRBO with their new structure has NO rhyme or reason to what they feature- a newer property of mine was featured all month while my older one with 50+ 5 star reviews was at the bottom of the heap) It is a bit of a pain coordinating both in terms of changing prices and I am starting to look at 3rd party solutions for that. 

Far better off to collect property before you start pretending to be the rock star rich kid.

Forget any market where you have to pay $500K+ to buy a SFR and get all the stars to align perfectly to add any value
