We use a local agency to manage short and long term rental of our place and while they charge a hefty percentage we don't have to coordinating cleanings between same-day checkin/checkout guests or questions on how to work the cable, etc... from hours away.At least where we are vacation home prices are up due to Covid and the desire to have an escape spot.

Pay an architect and have them coordinate everything, to eliminate code & construction issues down the line (i.e. pay the money up front), or hire a contractor & drafter to figure everything out "on the fly", with change orders, delays, re-inspections, etc.

(And VRBO with their new structure has NO rhyme or reason to what they feature- a newer property of mine was featured all month while my older one with 50+ 5 star reviews was at the bottom of the heap) It is a bit of a pain coordinating both in terms of changing prices and I am starting to look at 3rd party solutions for that.

Or are you going to have to call and coordinate, and deal with no-show, etc etc etc. maybe they are a great company and you don’t have to worry about that... but for me, I’d rather risk it and have to call a plumber to install one when it finally does die.
