I have been looking at this site for a while and saw this topic and decided to join, just to weight in.Success is relative.

I care more about the last 3 years of activity, and don't put as much weight on medical bills, because 1 really bad day in the ER can ruin you if you're not really well insured.  

Votes will be weighted based on equity.

I have been in miserable jobs before, I did turn in a notice, but once I left it literally felt like a weight lifted off of me and I was so happy.

I also indicate other things as well on the lease such as weight limit, pet deposit (which was not collected from the tenant) and monthly pet rent (not collected because I specifically asked the tenant if she had any pets and the answer was no). 

A good contractor is worth their weight in gold, and they're very hard to find.

@Kevin Blanchard I respect an appreciation play, but there isn't much weight to it when you're buying in a volatile city at the top of a market you know?

I'd also weight the liquidity of the investment in considering your potential return.... if you lock yourself in for a year and there is a favourable shift in the RE market or in your financial situation, you won't be able to act...
