If you take on their furniture and decor I guess that could be negative.

My owners who have updated their homes with modern furniture packages and highly themed rooms, along with a nicely equipped game room do much better than those who do nothing to the home and hope it will attract some guests. 

Maybe leave a kayak for guest to use (have them sign waivers in case of accidents).Get some old furniture, some bicycles to loan and make a bed and breakfast!?
