It seems that using 7+ years would exclude some absentee homeowners who both used cash to finance their purchase and have experienced distress sooner than 7 years in.

@Joe Gore If I understand you correctly are you saying to just have the buyer sign the purchase contract and exclude the wholesaler (me) all together from that contract.

I'm underwriting everything for LTR and paying a premium isn't helpful.The other, I would say bigger, issue is that Chatham county specifically excludes getting an STVR permit if they HOA is against STR's.

Since the payment is contractually fixed for the loan term (excluding ARMs), the fixed payment less the lower interest due means a higher amount of principal paid each month than what is in the original amortization schedule.

Ashley, if you are still a naval spouse, I would suggest the next time you are relocated that you consider buying a house via a VA loan wherever you end up stationed (excluding San Diego because it is too expensive) and do this every time you move.
