My understanding was that if you cannot double charge rent, so if she is paid up through May 30th and someone moves in on May 28th, you must refund two days rent to the old tenant.

I feel that my fee should get you a 1-year tenancy at a minimum (I hope for more, as explained below), so if the tenant is evicted in that first year - I re-lease the property at no charge.
