We have garages that we offer unlimited charging for the charger, garage and unlimited charging for $275 a month. 

Since I'm a pretty hard charger (always trying to do 3 things at once) I generally feel that no one is working as hard as I am.I once bought an investment house with a friend because I knew that he already owned a couple of rentals and I thought it would be a good fit.

I have a black 1972 Dodge Charger 440 Magnum and have had other cars such as 69 Charger General Lee and other Mopars.

Are you one of the few or just a mediocre over-charger trolling for business and feeding mine?

Currently I charge rent and a $100/month utility fee.

It's my opinion, the landlord can charge rent until she knew the tenant was gone. 

My understanding was that if you cannot double charge rent, so if she is paid up through May 30th and someone moves in on May 28th, you must refund two days rent to the old tenant.

From what I have read, it is not legal (at least in TX) for an owner to charge rent from two different tenants on the property at any given point.Please advise.Xian

I allow pets, but I don't charge rent for them. 

I feel that my fee should get you a 1-year tenancy at a minimum (I hope for more, as explained below), so if the tenant is evicted in that first year - I re-lease the property at no charge.
