I tell you this to instill confidence and urge you to not give up.

@Todd Dexheimer Agreed with Todd on IRR 14-18%; some apartment syndication deals I've recently invested in still have between 7-9% cash on cash in year #1, projected to increase in years 2,3,4,5 etc.

This isn't as common any more from my knowledge but the point that foreign investments are funneling in still stands. 

As a father of twin 17 year-olds, I have been trying like heck to instill this in them.
