About three days after I posted that, I went to turn on the cold water on that faucet, and the big nut that holds the cartridge into the faucet body broke. 

If you ask me that's a story that'd tug more heart strings than some able bodied Coast Guard who can simply put his rent on a credit card & or drive an Uber or deliver some pizzas.

Other than that, the only window upgrades that I would suggest would be to a full body window.

I've heard some pretty horrible anecdotes about getting a bill that's anywhere from 20% to 120% higher and as an investor it's really hard to reconcile how that affects your investment and how investors react to that.
