While not a complete list, the following facts, coupled with the tenant being gone, are circumstantial evidence of a tenant’s intent to abandon: rent is unpaid; can’t contact tenant after repeated attempts over time; no one has seen the tenant; the tenant’s vehicle is gone; utilities and/or phone is disconnected, or has been transferred back to the landlord or community; all food has been removed, or remaining food is spoiling; toiletries removed; most furniture has been removed, especially beds; mail is stacking up, or is forwarded; children have not been seen, or are not in school; storage locker emptied; clothing removed."

Also, if you are living there certain mortgage holders take that into account when they look at the debt to income so it can be harder to get the numbers to work out (i.e. 3 of 4 units would be considered rentals).

They usually leave tons of personal belongings behind, appliances full of rotten food, everything is absolutely filthy, and then only after you get a junk removal service (which with the dumpster will cost a few thousand dollars alone) can you actually assess the structural issues.

So, today i received a letter from my current mortgage holder stating that I qualify/meet the criteria for a refi option that would give me 31+k cash in hand with a new interest rate of 2.5% (2.75% APR).Currently, my interest rate is 4.1% on 258K mortgage.
