I have sent out yellow letters and put up bandit signs and most that are calling are either underwater or would have to pay me to take their property as it would only bring $3000-5000 in the current condition.

So true.And yes, I remember avocado green and shag carpet - scary to think what ended up in that old shag carpet with the orange and yellow and brown colors.I like white appliances. 

Consider making a theme for your property like John Deere (greens and yellows, tractors, farming, etc.), Riverboats, Casinos, historic, etc.

You can also leave a note or yellow letter at the properties containing your contact info.Or if you're like me and you want to do the least amount of work possible, you can just ask your realtor to give the buyers your contact info.

But most flippers think that they can throw out a few yellow letters and find properties.
