Awesome another reason why I love this site thanks guys got my 50 handwritten envelopes done yesterday now paying a friend to write 100 for me should have 200 letters sent out Friday waiting on my printer oh and another call today from someone who got my letter a month ago didn't want to sell now but just put me in a great mood!!

A truck I think I learned on here is to call a friend and have a few laughs and then once you hang up immediately dial the lead and then you will be in a better mood to talk and hopefully help the conversation flow better.

Basically HUD is saying they would be comfortable insuring this loan from the lender if these "IE Repair Escrow" items are fixed.Therefor if you are buying the property as an investor w/ (conventional financing or cash) those items are a "mood point", but again as Greg mentioned you defiantly want to check w/ your lender and see what their specific requirements are for financing investment properties in need of repairs and if they will fund the repairs.We have purchased HUD properties in the past and used "private / hard money" loans to buy the property and make the necessary repairs, then from that point we refinance w/ a traditional lender.
