I suspect you will see far more cases in the next few years as social media has made it far easier than ever before to reach the types of investors who are susceptible. next wave will be the apartment syndicators that are leaking oil.. now many to most wont be criminal they will just fail and the investors will be wiped out..

Here in Cook and DuPage counties, rentals can pull 6-8% cap rates, which is solid.

A few “devil in the details” notes I see often on sub-$2M (mostly C-class/vintage): • Underwriting quirks: In Cook County, taxes can jump post-sale/reassessment—stress test NOI with +20–35% tax sensitivity and budget for appeals.

Over the course of the year, it would be over 60% return and still cooking for many years after. 

While we worked together though, It was the firsttime in my life I wasn’t able to generate money from any new venture.Eventually we got into Oil and created GEA.

They even lit a fire in the garage, possibly for cooking or heat I'm not sure.  

Very curious how long this can last.Keep eye out for gold, oil, btc price and 10 year.

Hi all, I am using RentRedi for tenant screenings and receive this message for the criminal report for all my applicants: A criminal search cannot be completed for your applicant because certain local regulations necessitate the implementation of a 2-phase screening process and confirmation of implementing a 2-phase screening process has not been provided.I am in Cook County, IL and it recently became law that credit and other screenings have to be reviewed and accepted first before a criminal report can be viewed.
