In my opinion Indy and the mid west in general is has been popularized, exhausted, and nearly bled dry.

The ADU is listed for long term rent, that one is very cut and dry.

My firm does property management for LTR, and in the last six months, we've seen many STR owners approach us looking to convert to LTR and place tenants on 12 month leases...because Airbnb dried up for them so much just like you're seeing.

Its a 2800 square foot house that needs some pool work and dry rot but most likely nothing over $20k.

Anything that's applied wet...then d'ries (mud, concrete, stucco etc.) has better results if it dries slowly. 

I used to have dry goods (kleenex, TP, garbage bags, etc.) in the pantry. 

It probably lasted for 4-5 years until NPLs dried up or didn't need too much funding.

It was 109 here today and dry.
