Mainly to make sure everything's turned off on check out but also to turn on porch lights when guests arrive late.We also have a Kasa smart plug on the game room wine fridge so we can turn off the fridge between guest stays.

You can't beat a stainless fridge and stove from Cosco.  

Boy, was I wrong to think the next one would go smoothly.The next item 2 weeks later was for an LG fridge that I only purchased 2 years ago which stopped working.

For example we usually budget about $2,500 for kitchen appliances including dishwasher, because we rent to families and a full-size french door fridge alone will be $1200-$1400.And we usually have two bathrooms, and they take a lot of material and labor. 

I have purchased my fifth rental (new construction) and need to buy fridge, washer/dryer, blinds and garage door opener.

Of this 20k is furniture/smart tech upgrades eg: $540 for 15 smoke detectors, $1650 for 15 blinds not bad but $1100 for a used fridge?
