I have not spent the effort to try to place accurate percentages on my own thoughts but I agree with his primary premise that virtually anything can happen but some things are more likely to happen than others and I believe (and he believes) the most likely to happen is flattish and I have held this view since the start of 2022.

., you might just be talking to lenders who specialize in larger balance loans they often price higher on smaller multifamily or LLC-held assets.

i don't know the SD market, and i may be missing something, but if this property is 1. on market and 2. needs the rehab you say it does, then it's not a good deal, and won't work as a flip with those numbers - you'd need to get at way, way under asking price.the fact that it's occupied seems to make it even less appealing.and, it won't yield any return while it's being held - closing costs on the purchase and holding costs will easily exceed rent.
