Get more bees with honey as the saying goes, give someone a decent place to live and treat them well they are more apt to better take care of the place and stay as a tenant longer which definitely leads to better gains long term

Zillow In my opinion is a great source for leads but you must kiss a lot of frogs.

The other issue I would bring up is I know that failure to close the door on these properly can lead to a flooding but so can any tub.  

This also leads owners to ASSUME simpler is better when it comes to management contracts.

This year I helped 5 tenants become first-time home buyers which was both super fun and emotionally rewarding, plus added multiple six figures to my bottom line without spending a penny on lead generation or bothering with any marketing.

Short-term rentals usually offer the highest upside but also carry more risk, especially around regulation.
