Honestly, I look at homes for sale in various markets throughout New England every day and want to get in the game, but do not know where to start because of this challenge.

Momentum and accountability go a long way in this game.

The method can be a game changer if you do it right since it’s all about buying a distressed property, rehabbing it to add value, renting it out for stable income, refinancing to pull your capital back out, and then repeating the process to scale your portfolio.

I currently own a few long term rentals in Southern California so I am not a stranger to the real estate game, but definitely a stranger to the midwest market.

Unfortunately the listing agent was playing games and we ended up withdrawing the offer because we no longer felt like we could trust the Seller or the listing agent.

It's best to start with long term rentals so you can get some skin in the game.

It's also pretty frustrating at times for new entrants to the game, because no one ever gives them the new set of rules and then if they do, they'll change them next month.

Pittsburgh is where we are going to settle down and we plan to then expand throughout Appalachian states.We have property management experience and personal funds to put skin in the game.
