But there's also lots of people out there that are being dishonest and not following through on their promise to their students, which in the end just hurts the investors themselves and other investors that are considering coaching because they assume everyone is the same.

If the seller provided dishonest financials or tenant histories, that’s something to investigate further, as it could support a claim for misrepresentation.

@Andrew Caton if money isn't an issue you should have no problem getting approved by a bank, it would probably be harder to get two unrelated people approved for a single loan than it would for you to get approved on your own.

I want to understand not just services provided and how I would make money, but also how the provider is making money ... if the provider makes money while I lose money, it's a no-go ... if I can't understand how the provider is making money honestly in the contract, then I know that they will either try to make money off of me dishonestly or they will soon be out of business, and neither one is good for me so no-go there too.

Some sellers are dishonest not thinking some liens will be caught and others are so distraught with problems they are dealing with they have no clue what is attached lien wise to the property.This is why if you write the offer to expire with proper language you CAN but are NOT obligated to accept once the bank approves.
