Nothing fires up a tenant like legal notices, especially hirer income people who have never got one in their lives.

Contract for Deed or Land Contract are other options for creative finance. 

Is that legal and fair?

In my experience, whenever someone tried to pull this kind of stunt, I could usually remove that recorded notice as long as the contract had a clear expiration date.

They failed to return my capital after a year as the contract stipulated and they stopped making interest payments entirely almost a year ago.
