I really need some advice on this as well as what to expect for capital gains or a 1031 and what not 

Also heard there are tons of fees once you get the license due to mls fees and what not.

Some of our owners have accidentally thought they were handing a situation "right", and because Chicago is a very tenant friendly city, the laws tend to lean in their favor, and it can cost you a lot if you are simply just not up to date on what is proper protocol (for example, what to say, what not to say, what to have in writing, and what not to put in writing, etc)... can be worth the management fees. 

I.e. if you don't input what was told to a tenant, complaint or what not, you (employee) can't come to him and say it was done because it might as well not have been done.Particularly with disputes, and even more particularly with legal disputes, documentation is absolutely essential.
