With cats and dogs, we ask they be neutered or spayed and be current on rabies vaccination and registered with city or county.As for pet rent vs pet deposit, we prefer pet rent because you're getting a set amount every month for wear and tear pet may cause.

For example reminder to replace HVAC filter every 3 months, to ensure pets are vaccinated yearly, to ensure tenant sends me copies of renewed vehicle registrations and insurance etc.

I allow well-trained family dog but require a much larger refundable security deposit, renter's liability policy with me as additional insured, vet records showing breed, age, and current vaccines (no restricted breeds or mix of restricted breeds, no puppies), proof of legal license if city required, and Canine Good Citizen certificate (I interview the dog myself if in same town).
