They know very well that it's actually 30% (and admit it on their website), but use an apples-to-oranges comparison to get a lower number and hope that most Americans are too stupid to notice (which, of course, they are).Let me explain (and see link to the info on their website below):Most taxes in this country are tax-exclusive.

Anyway, I've found that you if let people "have one bite of the apple" (a quick conversation and request not to do it again) as a courtesy, most of the time they get the message.

Contrary to what you said I'm not saying the US is not in great shape at this time for real estate investments, however it is definitely not a winner when coming to investing to airbnb or vrbo and that is just comparing apples to apples in ROIs.I fully understand your concern about not fully owning the land however if you chose place over 70km away from the ocean you can.

Gates Park is very much in high demand compared to other parts of Port Coquitlam, so I added a premium to my valuations to reflect that.I'll check my numbers again, but comparing apples to apples, I'm not seeing this as being 7x the price in comparison.
