Your best bet may be to tour all the local/regional smaller banks and ask. 

My partners and I toured the vacants and then sat with the owner and his wife and answered their questions about our business, discussed our respective backgrounds, and tried to learn their motivation.

I initially toured almost every country in Central America looking for the best place to settle down and invest.

@Stephanie Pulido absolutely the best way to start, less funding, quicker profits, less risk depending on tour contract and claus understanding.

That way, SOMEONE you trust can be there in case you need them to go to a property tour/due diligence/etc.

By the way, I can totally understand the realtors perspective of not wanting to trawl 40 insulting offers on behalf of a hopeful low-baller or to tour around "aspiring" investors that live in fantasy land and basically just need someone to validate them for a weekend here or there:). 

I feel like there will be a huge draw to the Frisco area once the PGA head quarters is done.
