As far as being at the property to inspect the work, as a private lender you can do that without having any liability of being considered a partner However if you start picking up color of the tiles or choosing the colors for the house that maybe construed that you are a partner in the deal (long shot but possible ).

(check comps, expectations for area first, i'm up north snow area....)bathrooms, get rid of anything gold. chrome/brushed steel/nickel... maybe modern but you want serene/calm/spa. choose paint color wise.kitchen: there seems to be a mix of black can painted plastic and metal pulls. how are the cabinets?

- A gallon of paint can be had for just a few bucks... even premium paints (just ask to see the ones that were mixed/colored wrong).

She puts out folded white towels to give it a spa feel, a pop of color with (fake) flowers in a vase, a big beautiful bar of soap to act as a diffuser and add to the spa feel, etc.
