I don't work with them but I know they do lots of deals with investors like you and work with Integrity.     

To me, the long term damage to my credibility/integrity as a professional is far more important than going after a few thousand bucks.

They offer state specific leases and tenant application processing tools but their cool feature is they integrate the approved application and home content into the lease.

The majority are integrated with dynamic pricing tools so once it's setup in the software it'll feed over to all the listing platforms it's integrated with.

To buy yourselves some time before you make the "big switch", may I suggest integrating the ability for the forums to be on "Tapatalk"?

Some buyers would go around you (I've been told by others) & others, like myself, believe there is enough of the abundance pie for all to share & integrity is more important than a few $$$s.

I will investigate some of the no obligation software mentioned on this forum.I am considering Quickbooks with excel integration and if properly set up could be sufficient.

Sometimes it may be deserved, as not all of those who choose to lend out hard money do so with the highest levels of integrity, but for the most part, it is simply a business transaction.
