@Chris BaxterGood point.. if the tenants stay it will never catch up to market rent unless you go through a cycle of all the tenants leaving but given how low the rents are since 2007 then they may never leave.. your occupancy rate will be high but your NOI will only inch every year.

I think you have to paint the picture of a long and happy future together and that it can be enhanced by Real Estate investing and that it need not take up time in your lives. 

We learned every inch of how to rehab while working with this other investor.  

With the addition of more and more homes on the supply side and the interest rates inching toward 10% the price points should be on the decline.
