Or keep trucking as is.This is what I've been saying, the time of 15-20% down is over, if cap rate is higher than the interest rate then we have to control the financing cost by buying down the rate.Even large syndication is doing the same. 

Best to get her thinking about expenses from day 1...If she lives for free then all that money will go towards shopping and you're creating an anti-FI monster in the event that you guys get married. 

A rental truck and a couple of laborers did the move in an afternoon, for under $300. 

What happens some tenant or creep pulls the ATM and apts building with their truck together.

Plus since you have 2 monster employers in the area so you have some easy ways to find people with money around you. 

This is why I employ licensed HVAC guys who run their own business out of their truck.  

One unit is a truck driver who is only home on the weekends.  

Time I hit the old exit to the great beyond, my kids would inherit the business and could spend whatever time needed paying down the last 20 years of properties, or keep on trucking and growing the business to things I can only dream.My 2 cents
